Surakshaa Temple City Wangapally is a DTCP-approved open-plot layout by Surakshaa Infra Projects at Ramajipet, Wangapally, in Yadagirigutta mandal of Yadadri-Bhuvanagiri district. It sits on NH-163, the Hyderabad–Warangal highway, about five minutes from the Yadadri temple, and the developer publishes two layout permission numbers for it: L.P. Nos. 101/2019/H and 23/2021/H. Plots start at 183 sq.yd. Every plot owner gets free membership of the on-site Ekam Wood Resorts, and every plot is planted with ten fruit plants.

What Surakshaa Temple City Wangapally is, and who it suits
It is a plotted residential layout. You buy a demarcated plot of land inside an approved layout, get it registered in your name, and build when you are ready. You are not buying an apartment, a share in a farm, or a “managed” agricultural holding. That distinction matters, because the Yadadri belt sells all three and they behave very differently at the bank, at the sub-registrar’s office and at resale.
The layout suits three kinds of buyers in particular.
People who want a house near Yadagirigutta eventually. The temple town has a settled rhythm now that the shrine redevelopment is finished, and Wangapally is one of the closest highway villages to it. A DTCP plot with 33-foot and 40-foot CC roads, drainage and water lines already laid is a plot you can build on without first fighting the basics.
Weekend-home and second-home buyers from Hyderabad. The Ekam Wood Resorts membership and the fruit plantation on each plot are aimed squarely at this buyer. You get somewhere to go, with a pool and a clubhouse, before you build anything of your own.
Long-hold land buyers who want an approved title. If you are going to park money in land for several years, an approved layout with a layout permission number, clear title and spot registration is the cleanest version of that. It is also the version a bank will consider lending against.
It suits you less if you want rental income from day one, or if you need to build immediately at the lowest possible cost — an amenity-heavy layout carries the cost of those amenities.

The address to hold on to is: Ramajipet, Wangapally, Yadagirigutta mandal, Yadadri-Bhuvanagiri district, Telangana, on NH-163.
The developer’s brochure places the layout in Survey Nos. 85/A/2, 85/A/3/E, 85/AAAEEU, 86/A, 86/AAE, 87/P and 96/P. Those are the numbers as published by the developer, and they are the numbers you should carry into every check you run — at the sub-registrar’s office, on Bhu Bharati, and with your advocate. A layout name means nothing in a land record. A survey number does.
Two points of geography are worth being precise about. First, the layout is described as adjacent to the 200-metre main road on NH-163 — that is the frontage that makes the site reachable. Second, Wangapally has its own railway station, on the Secunderabad–Kazipet line, and the developer describes the layout as within walkable distance of it. Verify the walk yourself during the site visit; “walkable” is a judgement, not a measurement.

The approval: what L.P. Nos. 101/2019/H and 23/2021/H mean
The developer publishes two layout permission numbers for Surakshaa Temple City Wangapally: L.P. No. 101/2019/H and L.P. No. 23/2021/H. Two numbers usually means the layout was sanctioned in phases, or extended after the first sanction. Ask which survey numbers and which plot numbers fall under which L.P. — and make sure the specific plot you are booking sits inside a sanctioned block, not on the edge of one.
An “L.P. number” is the layout permission number issued by the Directorate of Town and Country Planning (DTCP) when it sanctions a plotted layout outside HMDA’s jurisdiction. Once issued, it is the layout’s unique identifier and it follows the land into later transactions. It is what the sub-registrar’s office looks for, and it is what a bank looks for. Layouts without one generally cannot be registered without going through regularisation, and lenders decline them.
DTCP approval is not the same as HMDA approval; it is the same idea applied by a different authority in a different jurisdiction. How to verify the approval yourself
Do not take the L.P. numbers from this page, from a brochure, or from a salesperson’s phone screen. Check them at source. It takes about fifteen minutes.
- DTCP portal. Go to dtcp.telangana.gov.in, open Online Services, and use the citizen search. You can search by layout name, district, mandal or village, or by the permit number itself. The “Permit Number” column is the L.P. number. Search on Wangapally / Yadagirigutta / Yadadri-Bhuvanagiri and look for both 101/2019/H and 23/2021/H.
- Ask for the sanctioned layout copy. The approved plan is a document, stamped and signed, showing plot numbers, road widths, open space and the mortgaged plots retained by the authority. Ask us for it in writing. Compare the plot number on the plan against the plot you are shown on the ground.
- TG-RERA. Go to rera.telangana.gov.in and search registered projects by project name or promoter. Registration is required for projects above 500 sq metres of development area, so a layout of this size should be traceable. A plotted-project registration number in Telangana typically runs in the P02000XXXXXXX format. - Land records. Telangana’s Dharani portal was replaced by Bhu Bharati in 2025. Pull the record for each survey number and check the ownership chain and any encumbrance. An encumbrance certificate from the sub-registrar covering at least the last 13 years is the standard ask.
If any of those four checks disagrees with what you were told, stop and get an answer in writing before paying anything.
Plot sizes and price as published
Plot area starts at 183 sq.yd, as published by the developer on the project listing.
The price is not published. The listing carries “price on request”. The developer has not put a rate per square yard, a plot-wise price list, or a booking amount into the public domain. We will not invent one. Ask us for the current price list in writing, along with the sanctioned layout copy, and you will get both — dated, so you can see how current they are.

The layout’s infrastructure and amenities, one at a time
The developer publishes the following for Surakshaa Temple City Wangapally. Each of these is a thing you can stand in front of on a site visit, so treat the list as a checklist for the drive out rather than a brochure to read.
Road frontage. The layout is adjacent to the 200-metre main road on NH-163. Highway frontage is the single most durable feature of a plot — amenities age, access does not.
Internal roads. 33-foot and 40-foot wide CC roads. Concrete, not gravel. Check whether the roads are laid across the whole layout or only in the front blocks; phased layouts often finish the front first.
Curbing stones and footpaths. Laid along the internal roads.
Arch and security gate. A single controlled entry to the layout.
Total avenue compound wall. A boundary wall around the layout perimeter.
Underground drainage. Drainage lines laid below the roads rather than open channels.
Overhead tank with water pipelines. Storage plus distribution lines to the plots.
Electricity with streetlights. Poles and lighting along the internal roads.
Avenue plantation. Trees along the road edges.
24/7 security. Staffed security, per the developer.
100% Vaasthu planning. The layout is planned so that plots conform to Vaasthu orientation. If this matters to you, ask which direction your specific plot faces before you choose.
Ten fruit plants in every plot. Mango in three varieties, sapota, guava, jackfruit, awala, jamun, baadam, water apple and tella usiri. Ask who waters and maintains them until you build, and what happens to the plants when you do build.
Ekam Wood Resorts membership
The feature that separates this layout from an ordinary plotted development is Ekam Wood Resorts, on site, with free membership for every plot owner. The developer publishes the following facilities: a clubhouse, a swimming pool and a kids’ pool, an amphitheatre, a convention hall, a party lawn with a hall for 500 members, luxury rooms and a dormitory, indoor and outdoor games, badminton, table tennis, volleyball, snooker, and a jogging track.
This is a genuine differentiator and also the thing to ask the hardest questions about, because a resort is an operating business, not a built asset you own:
- Is the membership for life, or for a fixed term?
- Is it transferable to the next owner if you sell the plot?
- How many people does it cover — the plot owner, or a family?
- Is there an annual fee, and can it be revised?
- Are rooms, the convention hall and the party lawn included in membership, or chargeable separately?
- Who operates the resort, and what happens to the membership if the operator changes?
Get the answers in writing, attached to the agreement. A membership described only in a brochure is hard to enforce later.

Two honest caveats on this table.
First, all of these are developer-published times. Drive them yourself, on a weekday morning and again on a weekend, before you decide what they are worth to you.
Second, the Regional Ring Road is proposed, and its two halves are not at the same stage. The northern stretch has cleared PPPAC and has a reported completion target of 2029; it is not open. The southern stretch is at an earlier stage, without the same clearances or tendering. Yadadri-Bhuvanagiri district sits at the eastern end of the northern alignment. Why the location works: the Yadadri corridor in plain terms
A plot is only as good as the things around it, so it is worth saying plainly what exists near Surakshaa Temple City Wangapally and what does not.
The temple is finished. The hill shrine at Yadagirigutta was rebuilt and reopened to devotees in 2022 after several years of work. That means a steady, year-round flow of visitors to the town roughly five minutes away, and the shops, eateries and lodges that follow such a flow. It also means the roads into the town have been improved, because they had to be.
The highway is the real asset. NH-163 runs from Hyderabad past Ghatkesar and the Outer Ring Road, through Bibinagar and Bhongir, and on towards Aler, Jangaon and Warangal. It is a working national highway carrying daily traffic, not a proposal. A layout with frontage on the 200-metre main road off NH-163 is reachable today, in the rain, at night, in a small car. That is worth more than any number of announcements.
There is a railway station in the village. Wangapally station sits on the Secunderabad–Kazipet line. For a village layout, a station within walking distance is unusual and genuinely useful — for family who visit without a car, and for labour during construction.
Institutional anchors are on the same highway. AIIMS Bibinagar, a central government medical institute, and the IT-park belt the developer refers to are both published at about 20 minutes. A hospital of that standing on the same road matters more than a mall, especially for buyers thinking about retirement.
What is not there. There is no metro, no major mall, no large school campus at the doorstep, and no completed ring road. Daily life at Ramajipet today is village life on a highway, with Bhongir as the nearest town for banks, courts and markets. Buy the project for what it is now, plus the temple and the highway, and treat everything else as upside you did not pay for.

How buying works, step by step
1. Enquiry. Call or WhatsApp us on +91 93981 98921, or use the contact page. Tell us the plot size you want and your budget range. We will send the current price list and the sanctioned layout copy in writing.
2. Site visit. Book a slot through the project listing or with us directly; in-person and video tours are both offered. Walk the plot, not just the entrance arch. Check the road in front of your plot, the drainage cover, the streetlight, the water line and the boundary stones. Walk to the railway station to test the “walkable” claim.
3. Shortlist a specific plot. Plot number, block, facing, dimensions and road width — written down. Vaasthu-planned layouts price facings differently, so confirm what you are paying for.
4. Documents and legal opinion. Take the full document set to your own advocate. Expect this to take a few days. Do not compress it.
5. Booking. Pay the booking amount only against a written receipt and a signed agreement of sale that names the plot number, the total price, the payment schedule, the registration timeline and what happens if either side defaults. Pay by bank transfer or cheque, never cash.
6. Loan, if you are taking one. Start the bank process at booking, not after. See the next section.
7. Registration. The developer publishes spot registration. Registration happens at the sub-registrar’s office with both parties present. Stamp duty and registration charges are payable on the higher of the consideration in the deed or the government market value. For a sale deed in Telangana the commonly published structure is 4% stamp duty, 1.5% transfer duty and 0.5% registration fee, and charges differ between municipal and gram panchayat jurisdictions — confirm the exact figures for Yadagirigutta mandal on the registration department’s portal before you budget for them.
8. After registration. Collect the original registered sale deed, mutate the record in your name, pay the land tax, and mark your boundary stones. Keep the layout copy and the membership letter with the deed.
Loans on Surakshaa Temple City Wangapally
The developer states that the project is home-loan approved by HDFC Bank. That is the developer’s statement, published on the project page, and we repeat it as such.
Do not rely on it second-hand. Approval status changes, and an approval for a project is not an approval for you. Go directly to the bank branch with the plot details, get the project-approval status confirmed in writing, and get your own in-principle sanction before you commit to a payment schedule.
Also be clear about what you are borrowing. A plot loan and a home construction loan are different products, with different tenures, loan-to-value ratios and tax treatment. Costs beyond the plot price

None of these is unusual. All of them are easier to absorb when you knew about them before you paid the booking amount.

If proximity to Hyderabad matters more to you than proximity to the temple, look at Tharamathipet or Bandaraviryala first. If you want the temple corridor with amenities, Surakshaa Temple City Wangapally is the one to visit.
Honest risks and what to confirm yourself
Price is not public. Until you have a dated written price list, you cannot compare this layout against anything else. Ask for it first, not last.
Two L.P. numbers means two sanctions. Confirm which one covers your plot. A plot outside both sanctions is a different product entirely.
Amenities are promises until they are built. Photograph what exists on the day you visit. If the clubhouse, pool or convention hall is not yet complete, get the completion commitment into the agreement with a date.
The resort membership needs written terms. See the questions listed above. This is the most valuable-sounding and least documented part of the offer.
RRR timing is uncertain. It is proposed. The northern stretch has clearances and a 2029 target; the southern does not. Do not pay a premium today for a road that may open years from now, or not on the alignment you were shown.
Build timelines and rental demand. Wangapally is a village on a highway near a temple town. It is not a rental market. If your plan depends on income, test that assumption before buying.
Land is illiquid. Plots can take months to sell and the buyer pool in a pilgrimage-corridor village is thinner than in the city. Buy what you can hold.
